The Arver Homes Home Building Process

Guiding You to Your New Home

Designing and building your unique custom modular home is actually simpler than working with a standard architect and builder. Please follow along below as we lead you through our steps.

Most families who choose Arver Homes have seen one of our homes, or we have been recommended by a family that owns one of our homes - though this is not necessary. To begin, simply contact us to begin planning your new home. If you have not already been inside one of our homes, we will gladly take you into a home in progress.

Next, we will work on your floor plan together. This can start with a current design from Heckaman Homes, or a fully custom layout using their modules. After our discussion, we can create a 3D design of the exterior and the floor plan for you to review. Revisions and alternate layouts can be created easily. From there we give you a budget, including the home cost, optional features, and typical site expenses.

To firm up your home cost, we have the exciting selection process, choosing from the standard Heckaman colors, features and options that are available. If you don’t see exactly what you like in some area, we can select from other suppliers as well. Your selections, as well as site-built items, such as a garage, porch or decks, will added to the budget. Then our computer program will be used to give you 3d renderings of the interior and exterior of your new home. A visit to your site will be needed to confirm all that is needed is included in the budget.  

At this point a firm proposal will be compiled for you to review. When you are comfortable moving forward a 10% deposit will be needed on your home to place the order for the modules with Heckaman Homes and lock in your spot in our production schedule. Note that currently Heckaman has a 4 to 6 month lead time to build your home. Once the modules are delivered, you will likely be moving in 10 to 12 weeks later. 

Financing-wise, our homes are treated the same as a fully site-built home. We will work with you and your bank on a construction loan if needed. A contract will be signed before any work is completed at the site. At that point we will immediately begin to work on obtaining all permits needed to build your new home.  

Site work begins at least 4 weeks before your home is ready for delivery. This includes site clearing, excavation, laying the foundation, and any other preparations needed prior to the home delivery.

The day of the home delivery is an exciting and action-packed day. The "show" will begin around 9:00 a.m. with the arrival of the crane and home modules loaded on special flatbed trailers. Within an hour the factory set crew places the first section onto the foundation. Even large homes will be placed, fixed together and made weather tight by early afternoon by the expert crew.

From this point on the Arver Homes team takes over. We begin all your site-built features, and the interior work is started. Any needed drywall, flooring, cabinets, trim work, plumbing, mechanicals and utilities will be completed and hook-up’s made. We constantly work with the inspectors to assure everything is done properly, up to code, and approved.

Over the following weeks we make steady progress towards your move-in day. Your Arver Homes representative and your site supervisor will keep you fully informed by regular progress updates, including photos and any questions we may have for you. We believe keeping you thoroughly updated is important for both the local and out-of-town families we work with. We welcome you to visit your site. Our team takes pride in our work and we love the opportunity to show you what we have completed.

We will submit scheduled draw requests during the site construction. If any changes or additions to the plans are requested, we will make every effort to not let these impact the completion time or your home. 

We strive to make your home perfect as we fuss over the final finishes. Once the flooring and trim are completed, your move in day is near! We have a final walkthrough together, then you receive your keys, garage door openers, appliance manuals, and everything you need to move in.

Even then, we are still working for you. As you do your final walkthrough, and even in the weeks following, you might find things that need to be tweaked to perfection. All issues will be addressed by our team or Heckaman Homes.
